Renting from abroad — a guide for Cornell international students
We work with Cornell international students every year — from China, India, South Korea, Europe, South America, and everywhere in between. We know that signing a lease from another country is stressful. This page explains exactly how it works with us so you know what to expect before you reach out.
You can do everything remotely
You don't need to be in Ithaca to rent with us. We offer video tours over Zoom or FaceTime, send all lease documents by email for your review before signing, answer questions in writing so you have a record, and walk you through every step. Many of our international tenants have never seen their unit in person before move-in day — and they've all been happy.
What does the “number of bedrooms” mean?
In the United States, the number of bedrooms refers to the number of separate private sleeping rooms in an apartment or house. Shared spaces such as the kitchen, living room, dining area, and bathrooms are not counted as bedrooms. For example, a “2-bedroom apartment” has two separate bedrooms, which typically means it is intended for two people.
What "utilities included" means
In the US, many apartments charge rent separately from utilities; you'd receive a separate bill for heat, hot water, and electricity on top of your rent. However, there are different scenarios where various utilities are included as part of your rent package. This may even include WiFi, trash removal, and other services. Each listing should specify what's included, but check the specific property or ask before you sign.
About security deposits
A security deposit is money you pay at the start of your lease that is returned to you at the end if the apartment is clean and in good condition. We do a photo walkthrough with you at both move-in and move-out. We document everything with you at check-in and you receive a copy. If there is no damage beyond normal wear and tear, you get your full deposit back within 14 days of moving out. We have a clear written policy, no surprises, no hidden charges.
About the heating season in Ithaca
Ithaca winters are real. Heat is included in most of our units and turns on automatically when outside temperatures drop — you don't need to do anything. Keep your windows closed during the heating season (mid-September through May) so the system works properly. Never set your thermostat below 55 degrees when you leave for break to prevent pipes from freezing. If anything feels wrong with your heat, call us directly — any time of day or night.
What it's like to rent with a family-owned landlord
West Shore Apartments has been owned and operated by the Terry family since 1967. Karla Terry runs the business today. When you call or email, you reach Karla or someone who knows your name and your unit, not a call center or a rotating staff member. We work with international students regularly and understand that being far from home adds stress to everything, including finding housing. We try to make the process as clear and straightforward as possible. If you have a question at any point, whether it is before you sign, during your lease, or at move-out, just ask!
