The West Shore Deposit-Back Promise

Before you move in, Karla walks the apartment with you in person. Together, you complete a signed Statement of Condition with photos, so there is a clear record of exactly how the apartment looked on day one. A month before your lease ends, we provide you with the guidance you need to get 100% of your deposit back.

When your lease ends, the same thing happens in reverse. Karla walks the apartment with you again, compares it to the original record, and there is no guesswork and no dispute. This is not standard practice among Ithaca landlords, and it is the reason our tenants get their deposits back.

What does an apartment cost?

All apartments are fully furnished at no extra charge. Some utilities, internet, and trash are included (there is a one-time fee for these services) — so your monthly rent is close to your total cost of living. There are no surprise add-on fees. The cost per person ranges: Studios: from $1,300/month One-bedroom apartments: from $1,350/month Two-bedroom apartments: from $1,200/month Three-bedroom apartments: from $1,000/month Four-bedroom apartments: from $900/month.
